Chesterfield House is located on a prominent corner site along the Euston Road in Central London, with overlooking views towards Regents Park. The building forms part of the previous Langham Estate within the borough of Fitzrovia and is now owned by Oval properties.

The building is designed in the Art Deco style and is set over ground and four upper office floors. The project involves the full refurbishment of all existing office space to CAT A plus, along with the redevelopment and expansion of the landlord core and ancillary areas. In addition to the architectural services, BHB Architects have been appointed for the interior design and specification of new finishes and fittings throughout the project. On the office floors, this includes detailed design packages for the breakout, task and meeting room areas and careful coordination of the services and equipment; for the exposed ceiling arrangements and feature acoustic rafts.

In addition to the refurbishment of the office floors, new amenity provisions are being created at basement level, including new cyclist facilities with showers, changing and locker storage. Individual sanitary and showering provisions are also being improved on all upper levels.

The existing main entrance door was previously overclad in black granite during the 1990’s obscuring the original Deco themed Portland stone doorway. As part of the redevelopment, this over cladding will be removed and the Portland stonework behind restored to its original state. A new lightweight glazed door, balustrade and more appropriate glass canopy with sympathetic lighting will be incorporated. The proposed additions are both sympathetic and complementary to the buildings original Art Deco style and will re-establish the buildings street presence.

CASE STUDY: Internal Wall Insulation

The Master’s House, St John’s Hosptial, Lichfield.

Assessment of historic fabric to ensure a secure understanding of the historic fabric, and how appropriate breathable insulat ions and secondary glazing could be sympathetically installed.

Solution: A breathable IWI Sheep Wool Insulation and lime mortar on wood wool. Sympathetic interiors following the completed installation of secondary glazing, breathable insulation, lime plaster and breathable decorations. The property has reduced its winter energy costs and enjoys a more comfortable thermal environment.

CASE STUDY: BREEAM Office Fitout

CAT A fitout Office project located in Birmingham City Centre which achieved Excellent under the BREEAM UK Refurbishment and Fitout criteria. Careful design decisions chosen alongside consulting with BREEAM Professionals allowed us to achieve the required Excellent BREEAM Rating and achieve a modern, flexible and focus driven working space interior fitout.

Our design teams can identify when thermal modelling software, daylight assessment or building fabric analysis is required for U-value calculation or other aspects of building performance.
