The Leather Works on Denman Street aims to provide new student accommodation close to Nottingham city centre. The proposals will restore and conserve the existing Leather Works factory and will develop the rest of the site into a sought after location for students to live.
The proposed site is located within the Nottingham suburb of Radford, close to the city centre. Part of the existing brick leather works factory stills remains to the south of the site, with an adjacent car park. The existing buildings to the north of the site have less architectural value, with flat roof extensions added over the years.

There is large demand for student accommodation in the city and there is heavy reliance on the local residential housing market. However, residential houses in the suburbs were not designed for multiple occupation and therefore there is an increasing demand for purpose built bespoke accommodation.
The retained factory building creates a strong feature to the south-east corner of the site. By converting this factory into studios, it will give a different identity to the rest of the accommodation across the site. Two new wings of accommodation will wrap around the perimeter of the site, with a link between the two building masses to the north, providing a visual separate of elements, responding to the requirements to manage the mass of the building in relation to the surrounding context and neighbouring buildings. A central courtyard is an important part of the design, providing an attractive outlook from the accommodation.
A mix of accommodation types have been shown across the project, providing flexibility for student requirements. In total, there are 100 units across the scheme, comprising of cluster accommodation with separate kitchen / dining areas and studios, with kitchenettes included.

The greenhouse gas emissions from the lifecycle of building materials, including extraction, manufacturing, transport, construction, maintenance, and disposal. The conservation team has an especially thorough understanding of how different building materials respond to climate and weather in the short and long term. This expertise helps us to avoid costly errors when specifying building materials.
